Establish and oversee all systems, procedures and timing requirements and sequencing for RFIs, shop drawings submittals, monthly billings, field changes, substitutions, requests for change proposals and change orders for the general contractor/sub contractors and consultants. Monitor all aspects for compliance with terms of construction contract.
Monitor the general contractor's and subcontractor's contract-related paperwork, including contracts, insurance certificates, bonds, lien releases, etc.
Evaluate contractor's construction plan including site logistics, schedule, construction sequencing and phasing plan, with emphasis on efficient construction operations, quality of construction.
Oversee and coordinate all testing and inspections, including building department, special inspections and third part assurance inspections and monitor and follow up on all results and reports.
Monitor prompt submission by contractors and timely subsequent approval by the design team of all shop drawings and submittals.
Organize, coordinate and facilitate OAC meetings and any other meetings, as requested.
Assist and make recommendations for maintaining and or improving construction progress.
Assist and monitor mock-up assemblies.
Maintain project files for claims preventions. This includes documentation of the construction status of the projects, providing minutes to OAC meeting, records to indicate follow-up conducted, correspondence and photographs to document status and quality of work.
Assemble monthly Project Status Reports containing a brief summary of the project's progress, costs, schedule and open issues. The report should also include purchases made, contract lets, status of submittals, status of RFIs, updated schedule and forecast of final costs, minutes of OAC meetings, progress photographs and any other information deemed necessary to the owner.
Monitor monthly construction costs summaries and cash flow reports prepared by the contractor in conjunction with evaluation of the monthly Contractors' Application for Payment, including the appropriateness of the amount requested the adequacy of balance to complete, compliance with contract terms and adequacy of retainage.
Assemble monthly draw packages including general contractor's and other contractors' or vendors' payment requests, and make recommendation to Owner.
Oversee and monitor all activities at and security of the construction site. This will include sales and marketing events or other events as needed.
Oversee scheduling and coordinating of the installation of Furniture, Furnishings and Equipment.
Oversee the completion and commissioning process, including ensuring completion of punchlist items for all units and common areas, including landscaping.
Assist in the start up of operations and any training required for the operations team by Contractor or other contractors including operation and maintenance of the building systems for HVAC, security, fire, telecommunications, electrical, sewer pump station, irrigation plumbing, etc.
Assist in the compilation of Operations, Maintenance and Warranty manuals and any documentation required to be assembled, organized and presented to the operator/buyers at turnover of paces.
Oversee commissioning, final testing, chlorination, start-up and operation of utilities and systems prior to occupancy.
Assist in securing the temporary Certificate Of Occupancy.
Assist with coordination of buyer/operator inspections of all spaces and monitor completion of related punch list on Owner's behalf.
