List Of Services

  • Build a team of consultants to develop a client’s goals, including project budget, schedule and logistics. 
  • Evaluate cost estimates prepared by Contractor based on construction documents. Following each cost estimate, coordinate design adjustments by consultants to meet project requirements, as determined by owner. 
  •  Prepare and maintain project schedules with emphasis on coordinating design, procurement, demolition and pre-construction activities (including environmental and archaeological).  
  •  Evaluate and coordinate site logistics plan and construction sequencing and phasing plan with emphasis on efficient construction operations and minimizing impact of construction activities on neighbors.    
  •  Advise and assist in the pre-purchase of long-lead items, as appropriate. 
  •  Assist the consultants in identifying and resolving code-related and potential customer service issues.
  •  Assist in the preparation of the construction contract, General Conditions, Special Conditions and insurance/bonding requirements. 
  • Review marketing, design and construction drawings and specifications for conformance with the owner's requirements with a focus on completeness, clarity and coordination. 
  •  Assist the architects in preparing bid submission requirements, including the bid form and other documentation. Conduct pre-bid conference and bid opening. Evaluate and analyze bids, including completeness for intended scopes of work. Organize meeting with general contractors to review and clarify bids. Conduct interviews of general contractors and key subcontractors considered most qualified with their key on-site & management personnel. Evaluate the general contractors, conduct reference checks and recommend award. 
  • Consult with the selected contractor and architects in interpreting the contract documents and reviewing voluntary alternates and other possibilities of economics and credits prior to award.  
  •  Oversee procurement and scheduling of and provide for later transportation, storage and installation of all Owner provided materials.     
  •  Assist the Owner in final negotiations and preparation of contract with selected contractor.  
  •  Assist Owner, contractor, design team and permit consultant with Owner requirements for permitting. 
  •  Provide Value Engineering recommendations.
